HEATING, ELECTRICS & VENTILATION

Highly efficient LPG gas boilers and ventilation systems and a very high standard of insulation throughout, will make a major contribution to reducing CO₂ emissions in your home. We have surpassed minimum levels of air standards resulting in less heat loss throughout. Mechanical ventilation and heat recovery system add to the overall efficiency of each home.

Underfloor heating to ground floors, radiators to first floors and dual fuel towel heaters to each bathroom.

Garage first floors are heated with thermostatically controlled electric heaters.

STRUCTURE

Built with a mixture of Northamptonshire ironstone and brick masonry under slate or tiled roofs, with a reed thatched roof on Mortain Cottage. All windows and doors are triple-glazed with multi-point locking systems.

KITCHEN

Choose your fully fitted bespoke kitchen from Fraser James of Staverton including a Rangemaster double stainless steel oven, gas hob and Bosch integrated dishwasher and fridge/freezer. Further integrated Bosch washing machine and drier will be incorporated into the utility room.

BATHROOMS AND CLOAKROOMS

Classic white sanitaryware with chrome fittings, concealed cistern and chrome dual fueled towel rails. The sanitaryware is complemented by high quality wall and floor tiling.

FLOORING

All properties have carpeting to ground floor, first floor bedrooms and landing; whilst all wet areas will have ceramic floor tiling.

SECURITY AND PEACE OF MIND

All houses are pre-wired for intruder alarms and smoke alarms are hard-wired to the mains supply with battery back up. There are “secured by design” windows and ironmongery.  External lighting is provided to both front and rear.

EXTERNAL FEATURES

All the gardens are landscaped front and rear which includes grassed areas and planting. There are block paved driveways and extensive patio areas with lighting.
